Hazardous Materials Surveys FAQs

Hazardous materials surveys are a comprehensive assessment of a site or asset used to identify the presence of potentially harmful substances, such as asbestos, lead, PCBs, mercury and other hazardous materials. Hazardous materials surveys involve visual inspection, sampling and laboratory analysis to provide a detailed inventory of any hazards present.

Hazardous materials are substances that pose a risk to human health or the environment due to their toxic, corrosive, flammable, or reactive properties. Common examples include asbestos, lead, PCBs, and mercury, which can be found in building materials, soil, groundwater, and other site features.

Exposure to these materials can cause serious health problems, while their improper management can lead to environmental contamination and legal liabilities.

Hazardous materials surveys are crucial for identifying and managing the risks posed by hidden dangers in buildings, on land, or on vessels. These surveys help protect the health and safety of people, ensure compliance with regulations, and prevent potential environmental harm. By proactively addressing hazardous materials, organizations can avoid costly remediation, legal liabilities, and reputational damage.

The results of hazardous materials surveys are typically reported in a detailed document that includes an inventory of identified hazards, their locations, and recommendations for management or remediation. This report can be used to develop a plan for safely handling, removing, or containing hazardous materials, as well as to demonstrate compliance with relevant regulations.

A comprehensive hazardous materials survey can identify a wide range of potentially harmful substances, including asbestos, lead, PCBs, mercury, ozone-depleting substances, radioactive materials, and various chemical hazards. The specific materials assessed will depend on the age, type, and use of the asset being surveyed.

Hazardous materials surveys should be conducted prior to any renovation, demolition, or decommissioning project, as well as when acquiring or selling a property or asset. Regular hazardous materials surveys may also be necessary to ensure ongoing compliance and to monitor the condition of any previously identified hazardous materials.

Various regulations require or recommend hazardous materials surveys, depending on the industry and location. In the UK, the Control of Substances Hazardous to Health (COSHH) Regulations apply. For ships, the Hong Kong Convention for the Safe and Environmentally Sound Recycling of Ships and the EU Ship Recycling Regulations are relevant. Other regulations may apply based on specific circumstances.
