Flood Risk Assessment FAQs
Flood Risk Assessments are required for developments within Flood Zones 2 and 3, or sites over 1 hectare in Flood Zone 1. If your site is near watercourses or has surface water flood risk, Local Planning Authorities may also request an assessment. We can conduct an initial screening to confirm requirements.
Timescales depend on site complexity and whether hydraulic modelling is required. A straightforward FRA typically takes 2-3 weeks, whilst sites requiring Environment Agency data requests and hydraulic modelling may need 6-8 weeks. Early engagement helps manage timescales effectively.
