When undertaking building work on a property, you must know the specific dimensions of the building. Using measured building surveys will create a detailed digital model to support your project.

A measured building survey provides you with anything from a simple floor plan to an intricate scaled-down virtual version of your building. Doors, windows, staircases, furniture and other features of the property can be duplicated in this model.

What can be included in a measured survey?

Measured building surveys are used to map the inside and outside of buildings and utilities. The property’s architectural elements and structural features are then highlighted in a digital recreation of the building.

Surveys can be arranged to provide an integrated package of survey drawings or specific elements of a building can be mapped, like the roof, internal and external elevations, ceilings or sections.

What technology is used in a measured survey?

Traditional measured surveys use paper, pencils and measuring tapes. However, technology means these surveys can be carried out with greater ease and accuracy.

The strength of traditional survey methods and the latest surveying technology are combined to advance our measured surveys. Including the use of the FARO scanners on external surfaces, where we take advantage of smaller handheld 3D scanners for capturing interiors and use tapes and levelling equipment for when scanners are not ideal.

When would you need a measured building survey?

When you are looking to redevelop, restore or extend any part of a property, you need accurate measurements of the space so that architects and designers understand what they are working with.

Useful for recording internal floor plans and internal and external elevations of a property, measured surveys can also help prepare a fire plan.

What could happen if you forgo a building survey?

Forgoing a measured building survey could result in recording inaccurate measurements and this can have repercussions at later phases in the project, during the construction phase. For example, inaccurate measurements could lead to over or under-ordering materials, and they do not fit.

Working with poorly made drawings could also leave the finished result so far removed from your original plans that planning restrictions are contravened. In a potential unfortunate scenario, the local council may even demand that you reverse the work.

How much does a measured building survey cost? 

The cost of a measured building survey varies on the size and nature of the property, and the level of detail required for the project. The building’s location is also considered when estimating the survey cost.

A measured building survey can be pricier in major, metropolitan hubs where living costs tend to be higher, and surveyors could face more difficulty in accessing the site.

How long should a measured building survey take?

Generally, the more work that surveying a property needs, the longer the survey will take. Surveying a simple flat would be on the lower end of the scale in terms of the time taken compared to a larger house.

The time spent on a measured building survey will differ on the project. Time will be split between being at the property and generating CAD drawings at the office. These are only estimates, however, and how long the survey takes will depend entirely on each situation.
